How to Get EDGE Certified? A Step-by-Step Guide (2026)

EDGE certification is a much leaner process than LEED or BREEAM; but if the steps are not followed in the right order, it takes longer and creates unnecessary costs. Below we summarise the steps for contractors and developers going through certification for the first time.

1. Model the project in the EDGE App

In IFC's free software EDGE App, building type, location, area and floor data are entered. The software creates a "base building" using local climate and cost data. Your project's energy, water and materials savings are calculated as a percentage against this base building. Doing this step with an EDGE Expert matters for a realistic base model and correct inputs.

2. Select the measures and set the target level

Certified requires ≥20% in all three categories; Advanced requires ≥40% in energy. The lowest-cost combination is chosen from insulation, glazing, HVAC efficiency, lighting, fixtures and materials. The energy target is usually the hardest; with a good envelope + efficient HVAC + LED, most projects exceed 40%.

3. Update the design and collect the technical datasheets

The selected measures are incorporated into the architectural, mechanical and electrical drawings. For each measure, the manufacturer's datasheet (U-value, SEER/COP, flow rate, lumen/W) is added to the documentation package.

4. Preliminary certificate (design stage)

The EDGE Auditor carries out the design review; the documentation package is submitted to the certification body (GBCI or SGS). On approval, a Preliminary EDGE Certificate is issued. This document can be submitted to the contracting authority or lender as proof of design compliance.

5. Collect evidence throughout construction

Insulation, glazing, equipment and fixtures delivered to site are documented with photos and delivery notes. If anything changes, the model is updated. If this step is skipped, it is the point that causes the most problems at the final audit.

6. Site audit and final certificate

When construction is complete, the EDGE Auditor audits the site and submits the evidence package to the certification body. The Final EDGE Certificate does not expire and is published in the EDGE App.

Duration and cost

The typical duration is 3–6 months. Cost has three items: certification body fee (based on area), audit fee and consulting. For a small health centre, the total is far below LEED.

5 common mistakes

  1. Starting the process after construction is finished (options for the energy target narrow).
  2. Using materials without technical datasheets.
  3. Not collecting site photos and delivery notes.
  4. Not checking the flow rate of water fixtures.
  5. Scheduling the site audit too late (in SHIFA the final certificate is required before provisional acceptance; audit + GBCI review takes ~4 weeks).
